To help you understand a little more about our prices, we have provided guidance below

As of the 10th of May 2021 our pricing structure has changed to accommodate the price increase from all suppliers across the board. We are in the process of working a better sqm rate out for larger projects so basically the bigger you go the cheaper the rate will be.

As we are a bespoke company each build differs from one to the next, you the customer have full say on the size/layout and spec’ as everyone has their own ideas and taste.

It’s very rare that we replicate a previous build to its entirety as the customer prefers to put their ‘own stamp on it’ if you like. For example: changing the windows and door positions or adding length and width to a building or even the shape of the roof from a flat to a pitch or even a sloped.

All our builds are complete with many samples and options available, from composite cladding colours, windows and doors, internal floor types, decorative wall panels, kitchen units, bathrooms suites etc... (The build its self is 100% complete ready to move into) all you have to do is move your furniture in and add the loo roll to the toilet roll holder provided, it’s that simple.

We have a standard set price structure in place which is listed below, the only way the price will increase is if you decide to change a set of French doors to bi-folding doors or upgrade laminate floor to solid gold. Clearly there’s a mark up on cost so this needs to be taken into account, this also goes for a pitched roof version.

All prices are based on CanExel cladding; a mark up on price will be added for other claddings such as Western Red Cedar.

The minimum order size for any cabin is 12 sqm.

Cabins/portable-offices/garden rooms and salons are priced at:

£890-£1000 per sqm + vat and the delivery charge. (Example. 4m x 3m open plan = 12 sqm x £1000 = £12,000 + vat and the delivery or accommodation charge)

(The delivery charge is determined by the distance/location within the UK and Ireland. This includes a wagon with a crane/hiab including two members of staff to site the cabin in place and finish the facia, bottom skirts and check everything is how it should be before we hand it over. Example (delivery from Worksop to Blackpool £600 + vat)

Please note if a cabin cannot be craned in complete due to restricted access we offer a full site service but a charge will be added to cover accommodation whilst working away.

Are priced at £950 per sqm + vat and delivery

(The same terms apply as above) to see an example view portable office 1 which offers a lower end spec on the wc and kitchenette (upgrades are available all we ask is to cover the mark up on costs).

Which are designed to live in all year round are priced at £1090 + vat and delivery

These builds will include full kitchen suites from our mid range along with full bathroom suites with the option of full wet rooms which will be DDA compliant if necessary (same terms apply as initially stated) .

Are priced between £1035 - 1120 per sqm

Building control compliant as standard.

The price difference is determined by the amount of aircon units that will need to be installed, the same goes for toilets and hand basins, partition rooms etc. Whether or not the building will be ran from gas or electric, there’s many factors to justify the price range.

Are priced at £1200 per sqm (electric) £1380 per sqm for (lpg gas)+ vat and delivery

This includes pressure laminated cubicle systems and vanity units along with toilet roll holders, heaters, hand dryers and soap dispensers as standard (the full works) (for examples please see all options on the toilet/shower block section) Please note if you decided to go for upgrade’s such as a hand dryer, shower heads and boilers rather than the ranges available there will be a mark up on price that needs to covered due to the increase in price on that specific item.

Ground works and services are not included in any of these prices as we cannot determine ground levels and conditions along with distances to services. We can quote this separately as we have trusted ground work teams who we use on a regular basis. If you decide to get your own ground works arranged we will connect and commission accordingly as part of our service.
